      PERSPECTIVES

Since its establishment in 1990 the infrastructure at the Innovation Park has been continuously improved. With the Manfred von Ardenne Industrial Centre and the construction of the new laboratory building, attractive rental properties for small and medium-sized enterprises (SMEs) have been created from funds provided by the joint project scheme for the development of business-oriented infrastructure. Together with the modernised existing buildings these offer plenty of scope for building use in accordance with individual requirements. Around 140 companies currently take advantage of these opportunities.

The construction of new roads and the new supply and disposal systems of the campus has made it possible to restructure the Innovation Park into a modern urban business centre offering numerous perspectives for further use and development in line with the objectives of this commercial location.

The result is a lively technology campus with a dense network of developed and undeveloped areas with the possibility of further step-by-step expansion by companies already located on or moving to the site, as well as other private investors.
The first companies have now successfully taken this opportunity to acquire property within a fully functioning commercial campus.

In the current zoning plan the Park is designated an industrial estate and can be built on in accordance with Article 34 of the German Town and Country Planning Code (BauGB). The coordinated building concept provides for an increase in land use within the Innovation Park. The various uses and maximum levels of utilisation specified in the offers for commercial premises permit the construction of up to 140,000 m² of new gross floor space. Attractive Partial areas, such as development along the edge of the street “Am Wuhleufer”, are already available and ready for building on.
